What we do

Complete Fire Stopping for UK Commercial & Public Buildings

Fire stopping is what keeps a fire - and its smoke - inside the compartment where it starts. Every pipe, cable, duct and structural gap that passes through a fire-rated wall or floor is a potential breach, and a single unsealed penetration can defeat an entire compartment line. MGN Group surveys, seals and certifies these breaches using tested, compatible systems, and hands you the evidence to prove it. Every installation is documented, photographed and traceable - the auditable trail your fire risk assessor, insurer and enforcing authority expect. It works alongside our cavity barriers and fire doors, and is usually scoped by a compartmentation survey.

  • Service Penetration Sealing

Sealing around pipes, cables, cable trays and ductwork where they pass through fire-rated walls and floors, using tested penetration seal systems matched to the substrate and service type.

  • Linear & Movement Joint Seals

Fire-rated sealing of head-of-wall, wall-to-wall and expansion joints - the linear gaps that open up between compartment elements and are routinely missed.

  • Fire Collars, Sleeves & Wraps

Intumescent collars and wraps for combustible services - plastic pipes and similar - that close the opening as the service melts in a fire.

  • Remedial Fire Stopping

Correcting failed, damaged or missing fire stopping identified in a survey or fire risk assessment - bringing your compartmentation back to a compliant, certified standard.

  • Inspection, Certification & Documentation

Third party-backed inspection and certification of every seal, with photographic records and a compliance report for your fire safety file.

Where we work

Fire Stopping Across the UK

MGN Group delivers fire stopping the length and breadth of the UK, mobilising operatives to sites across Scotland, England and Wales. From a single riser to a whole-estate remediation programme, we work to one certified standard - coordinated centrally, executed locally - and we're set up to run multi-site programmes on a single managed contract.

What we cover

Fire Stopping for Every Building Type

Compartmentation breaches are found in almost every building type - most often where services have been installed or altered after handover. We work across the sectors where the stakes are highest:

  • Commercial Buildings

Offices, retail and mixed-use - sealing service routes through risers, ceilings and party walls with minimal disruption to occupiers.

  • NHS & Healthcare

Live clinical estates with dense M&E service runs, delivered to HTM standards with strict infection-control and access control.

  • Education

Schools, colleges and universities - remediating decades of accumulated breaches across busy estates, scheduled around term time.

  • Housing & High-Rise

Compartmentation in flatted and high-rise buildings, where fire stopping is central to the “stay put” strategy and to Building Safety Act duties.

  • New Build Developments

First-fix and completion fire stopping coordinated with the main contractor and M&E trades, with handover documentation for building control.

  • Facilities Management

Ongoing survey-and-seal programmes for FMs, keeping compartmentation compliant as services change over a building's life.

Our credentials

Third-Party Certufucated Fire Stopping

Fire stopping is only as trustworthy as the certification behind it - because once a wall is closed, the seal can't be seen. Third-party certification is how you prove it was done to the tested standard.

  • FIRAS Certification

Third-party certification of fire stopping installation, giving independent assurance that every seal meets the tested system it's certified to.

  • Tested Systems Only

We install manufacturer-tested, third-party-certified systems, matched to each substrate and service - never untested improvisation.

  • CHAS Accredited

    Health & safety pre-qualification

CHAS (Contractors Health and Safety Assessment Scheme) is the standard pre-qualification requirement for most public sector procurement in Scotland. It is the recognised standard for working safely on client sites.

  • IFSM Member

    Institution of Fire Safety Managers

IFSM membership demonstrates ongoing commitment to professional development and regulatory awareness in fire safety management. It is a signal that MGN's team stays current with legislative changes and best practice - not just at time of certification, but continuously.

Regulations

Maintaining compartmentation is a legal duty, not best practice - and since Grenfell the framework has tightened sharply. These are the key duties MGN Group helps you meet:

  • Regulatory Reform (Fire Safety) Order 2005

The primary fire safety legislation for non-domestic premises in England & Wales. The responsible person must maintain the building's fire compartmentation - which means keeping fire stopping intact and effective.

  • Building Safety Act 2022 & the “golden thread”

For higher-risk buildings, duty-holders must hold and maintain evidence that fire stopping is correctly installed and certified - making documented, traceable fire stopping essential, not optional.

  • Approved Document B & tested standards

Building Regulations Approved Document B requires penetrations and joints to be sealed to maintain fire resistance. Systems are tested to standards such as BS EN 1366-3 (penetration seals), BS EN 1366-4 (linear joints) and BS 476-20. MGN installs to these tested systems.

  • Fire (Scotland) Act 2005

The equivalent duties for premises in Scotland - MGN Groups home jurisdiction and where our track record was built.

This summary is not legal advice - your own fire risk assessment sets out the specific duties for your building.

Quick answers

  • Fire stopping is the sealing of every opening, gap and joint in a fire-resisting wall or floor so that it performs as tested. That means the holes cut for pipes, cables, cable trays and ducts, the linear gaps at the head of walls and between floor slabs, and any void left by later alterations - each sealed with a system tested for that exact application.
