Understanding Your Fire Stopping Duties
Maintaining compartmentation is a legal duty, not best practice - and since Grenfell the framework has tightened sharply. These are the key duties MGN Group helps you meet:
Regulatory Reform (Fire Safety) Order 2005
The primary fire safety legislation for non-domestic premises in England & Wales. The responsible person must maintain the building's fire compartmentation - which means keeping fire stopping intact and effective.
Building Safety Act 2022 & the “golden thread”
For higher-risk buildings, duty-holders must hold and maintain evidence that fire stopping is correctly installed and certified - making documented, traceable fire stopping essential, not optional.
Approved Document B & tested standards
Building Regulations Approved Document B requires penetrations and joints to be sealed to maintain fire resistance. Systems are tested to standards such as BS EN 1366-3 (penetration seals), BS EN 1366-4 (linear joints) and BS 476-20. MGN installs to these tested systems.

Fire stopping is the sealing of every opening, gap and joint in a fire-resisting wall or floor so that it performs as tested. That means the holes cut for pipes, cables, cable trays and ducts, the linear gaps at the head of walls and between floor slabs, and any void left by later alterations - each sealed with a system tested for that exact application.
Because compartmentation is the strategy the rest of the building's fire safety depends on. Escape routes, “stay put” policies and the time the fire service has to work all assume fire and smoke stay in the compartment where they start. One unsealed penetration through a compartment wall can render that wall ineffective, no matter how well it was built.
The responsible person under the Regulatory Reform (Fire Safety) Order 2005 - or the duty-holder in Scotland - typically the owner, employer or managing agent. They must keep the building's fire safety measures, compartmentation included, in efficient working order. The work can be delegated to a specialist, but the duty cannot.
It means an independent certification body has audited the installer's processes, training and workmanship - not just the products. Once a wall or ceiling is closed, the seal is invisible, so third-party certification and the photographic records that go with it are the only practical proof the work was done to the tested system.
There is no fixed statutory interval, but compartmentation should be inspected as part of your fire risk assessment cycle - commonly annually - and always after any works that disturb walls, floors, ceilings or service routes. In practice most breaches are created after handover by M&E, IT and refurbishment trades, so buildings with frequent alterations need checking more often.
Compartmentation is the principle - dividing a building into fire-resisting compartments so fire can't spread freely. Fire stopping is one of the things that makes it real: sealing the penetrations and joints through those compartment walls and floors. Cavity barriers do the related job of closing concealed voids.
